Pricing & investment

What buyers can actually verify before a price list exists

Bolton Place is a pre-construction community by Opus Homes, positioned near The Gore Road and King Street in Bolton, a community within the Town of Caledon, Ontario. The project's naming — "Bolton Place at Caledon Station" in some listings — suggests a possible connection to the wider Caledon Station master-planned area, though this relationship has not been independently confirmed and should be verified directly with Opus Homes rather than assumed.

This .ca site is the pricing-and-investment counterpart to the Opus Homes builder spotlight. It covers both the townhome and detached collections evenly, but it frames them as products that still lack a public number: starting price, deposit schedule, occupancy year, lot premiums, and assignment rules. Those missing figures are the investment story right now, not a reason to invent a "from" range.

Households comparing Opus Homes against other names marketing around Caledon Station are usually trying to answer three questions: what does the land position cost, how much cash is due before occupancy, and whether the builder's other GTA work is a useful proxy. Founders Walk and the separate SouthCal Homes joint venture with Arista Homes and Deco Homes are useful context for how Opus Homes already shows up in Caledon. They are not a substitute for a Bolton Place price list.

As of September 6, 2026, Opus Homes has not publicly released pricing, floor plans, or a launch date for Bolton Place. This site tracks what is publicly verifiable and gives interested buyers a straightforward way to register for updates when those details move from "coming soon" to an actual VIP release.

The numbers that are still blank

Why "to be announced" is the honest investment case

A pre-construction purchase is a cash-flow decision as much as a location decision. Without a starting price, nobody can calculate loan-to-value, carrying cost during construction, or a resale spread against nearby Bolton freeholds. Without a deposit structure, nobody can map how much capital is locked up for twelve, eighteen, or twenty-four months. Occupancy is equally unreleased, so holding-period math is guesswork.

Third-party listing pages currently show the same blank fields this site does: price range TBA, deposit TBA, occupancy TBA. That agreement is useful. It means the vacuum is market-wide, not a page that missed a brochure. When Opus Homes publishes figures, they will be added to the pricing tracker with a new last-updated date — never as an unsourced estimate borrowed from SouthCal or another Caledon release.

Land-supply context still matters. Greenbelt legislation limits how much of Caledon can be urbanized, which is generally cited as a long-term constraint on new ground- oriented housing around Bolton. That is a planning backdrop, not a return forecast, and it does not make any one community a "can't-lose" purchase.

Collections as price buckets

Townhomes and detached homes, still without a spread

Public listing sources describe Bolton Place as a community of townhomes and single-family detached homes. For investment screening, that mix usually implies two price bands and two deposit schedules. None of those bands exist in public yet. Plan names, interior square footage, and lot frontages have not been published, so a per-square-foot comparison against other Bolton or Caledon products is not possible.

Buyers who already know they want a townhome versus a detached lot can still register now. When Opus Homes releases a brochure, registered households are typically first in line for the package. Until then, the floor plans page tracks the two collection tiers without filling in missing dimensions.

Caledon Station naming

An open question that changes comparable-set math

Several aggregator pages refer to the project as Bolton Place at Caledon Station. Caledon Station, as used in municipal planning documents, is a large secondary-plan area generally bound by The Gore Road, King Street, and Humber Station Road — the same broader geography associated with a multi-builder, thousands-of-homes master plan led by Argo Development Corp.

If Bolton Place sits inside that master plan, buyers are comparing Opus Homes against the other builders on the same street grid, amenity package, and phasing. If it sits beside the master plan, or simply shares a marketing phrase, the comparable set is different. That distinction has not been independently confirmed. This site will not collapse the two into one community, and it will not copy parkland-acreage or GO- station claims from the larger master-plan marketing onto Bolton Place.

The longer argument — what is knowable about Caledon Station pre-construction as an investment in 2026, and where Bolton Place fits as an unpriced name in that geography — is on the Caledon Station investment note. The location page stays with The Gore Road and King Street facts that listing sources actually share.

Opus Homes

Builder context for a pricing comparison

Opus Homes is a GTA-area homebuilder also behind Founders Walk, and a joint builder alongside Arista Homes and Deco Homes on the separate SouthCal Homes community elsewhere in Caledon. Those names are useful when comparing how Opus Homes already shows up in the same municipality. They are not a substitute for a Bolton Place price list, deposit schedule, or occupancy year.

Sales status

Coming soon, with first access going to the registration list

As of September 6, 2026, Bolton Place remains in a registration-only stage. Independent listing pages describe the community as coming soon and invite buyers to be first to book, without attaching a public price list, deposit schedule, or occupancy year. Registering here does not reserve a lot, guarantee an allocation, or create a purchase agreement. It adds a household to an update list so that when Opus Homes publishes numbers, those details can be forwarded.

For current figures — all of them still "to be announced" — see the pricing tracker. For the twelve most common questions, including deposit structure and whether Bolton Place is part of Caledon Station, see the FAQ.
